Mobimo Residential Complex, Dielsdorf
The client, Mobimo Management AG, wants to activate the utilisation reserves of six residential properties in Dielsdorf. The focus is on economic optimisation with additional added value for socio-cultural and ecological issues. In a study, OOS is examining various development strategies for a sustainable transformation.
The development at Krummibuckweg 2–12 and Schwändistrasse 5 consists of six residential properties built between 1960 and 1985. The buildings feature a simple, neutral standard of finish. Various renovation measures have been carried out in the past, meaning that the buildings are now in good overall structural condition.
According to current building regulations, there is potential to create additional floor space on the existing plots. Various development options are to be examined as part of a feasibility study. The aim is to achieve a balanced restructuring with around 55% condominiums and 45% rental apartments.
One option involves adding two standard storeys to all existing buildings. Another scenario involves replacing two existing buildings with new ones and retaining the remaining four old buildings. A third option involves replacing buildings with new ones. The fourth option involves adding extensions between the existing buildings.
The options are evaluated based on several criteria. In addition to maximising utilisation and profitability, other aspects such as minimising CO2 emissions over the entire life cycle, maintaining affordable housing as a social contribution, and urban and architectural appeal for future tenants and owners are also relevant.
The study shows that the partial new construction option makes the most sense. Partially preserving the existing building fabric has a positive effect on the carbon footprint and construction costs. Existing social structures are partially preserved. The new buildings can be designed according to current standards and offer potential for attractive condominiums.
Based on this recommendation, a study contract was put out to tender among three architectural teams. OOS was honoured to be part of the jury for the subsequent study contract.
